Smooth Move Checklist

Buyer Tasks: 

• You may want your own attorney to attend the closing.  The bank's attorney will be at the closing but represents the bank, not the buyer.

• Call utilities prior to closing and transfer utilities into your name.

• You may want your own title insurance in addition to the title insurance for the bank.

• Bring to the closing a paid insurance binder on the property.

• Bring to the closing a certified or bank check payable to yourself.  The payout figure will be provided by the closing attorney.

• Bring to the closing your personal checkbook to pay for adjustments and your attorney.

• Bring Photo ID to closing i.e. driver’s license.

Seller Tasks: 

• Call utilities prior to closing and remove utilities from your name.

• Provide your most recent tax bill receipt.

• Provide your most recent water bill receipt or amount due.

• Bring to closing a Certificate of Compliance / Smoke Detector to be obtained after inspection by fire department.

• New deed drawn by an attorney deeding property from seller to buyer.

• Massachusetts tax stamps.  $4.56 for each $1000 of selling price.

• 6d Certificate for a condominium.

• Certificate of Insurance for a condominium.

• Bring Photo ID to closing i.e. driver’s license.
